• Complimentary one round-trip airport transfer (1 van only each way if the number of guests is 8 persons or less). Additional transfer is available at extra charge (at taxi rate).

• Complimentary 60-minute massage for two persons who availed two nights stay and more.

• Early check-in and Late check-out may be organised and is subject to availability charges may apply.

• Chef shopping service and pre-arrival shopping service is available at grocery bill + 20% of grocery cost as handling fee and subject to 7% VAT.

• The in-house chef is experienced in cooking Western, Thai, and Asian cuisine, as well as vegetarian and children’s dishes. Special requests can be accommodated, including strict diets.

• Linen and towels are provided at the property. These are normally changed every five (5) days. If you require more frequent changes there may be extra charges.

• Laundry/Dry Cleaning Service available on request (extra charge) and must be paid at the time incurred or at the time of departure. Staff will only wash small and inexpensive items.

• A complimentary two baby cots and one high chair are available at the villa.

• An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.

• Babysitting service available on request at extra charge.

• Children under 2 years old can stay for free when sharing existing bedding with parents.

• Extra bed is available at USD $50++ per person per night. Only three (3) additional beds can be arranged.

• Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.

Baan Kilee, part of the Chai Talay Estate, has a strong ethos of sustainability and eco-consciousness and is a 'single-use plastic' free resort — the villa will not provide single-use plastic bottles, bags, straws or cutlery and crockery. Guests are encouraged to bring their own refillable water bottles and be conscious of their environmental impact during their stay; guests can also purchase branded aluminium bottles at the villa.

• Smoking is allowed at designated smoking areas only.

• While we love our furry friends, pets are not allowed on this particular property.

It is a condition of the booking that the entire party must arrange its own comprehensive travel insurance cover (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Neither we nor any staff are responsible for any and all claims, including any accidents related to the use of the Villa facilities or locally procured third party services such as, watercraft, water sports, jeep or motorbike rental etc.

As deposits and rental payments are strictly non-refundable after a reservation has been confirmed, we highly recommend that insurance cover purchased by the individual making the booking “the booking party” should be an all inclusive travel insurance which covers all your expenses (villa payments) if you have to cancel your journey last minute, for any reason

Neither we nor any staff shall be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside our control such as civil disturbances, fires, floods, severe weather, acts of God, acts of Government etc.
